What "serviced office" actually means

A serviced office is a private, lockable office space within a managed building, let on a flexible agreement — typically monthly or on short-term contracts rather than a multi-year commercial lease — with furniture, connectivity and facilities already in place. In Dublin 2 specifically, "serviced" also tends to mean shared access to reception, meeting rooms and a business address in one of the city's most recognisable postcodes, without the tenant having to arrange any of it independently.

What's typically included

Most Dublin 2 serviced office agreements bundle together: furnished desks and private office space, high-speed internet and Wi-Fi, reception and mail handling, cleaning and utilities, and access to shared meeting rooms and breakout space on a booking basis. Some buildings add front-of-house services such as call answering, visitor management and printing. The value of bundling is administrative as much as financial — a small or newly established team does not need to separately manage a landlord, a cleaning contractor, an ISP and a facilities budget.

Dublin 2 pricing by team size

Pricing in Dublin 2 is generally quoted per person per month and scales with headcount rather than floor area alone. As a rough market guide for 2026: entry-level small rooms can start from under €400 a month in total, one-to-four-person offices tend to run in the region of €550–€600 per person per month, five-to-fifteen-person teams often sit slightly higher per desk given the premium on mid-sized private suites, and pricing per person generally eases again for larger floors above 25–50 desks — before rising again for the largest, most bespoke suites, which can exceed several thousand euro a month in boutique buildings. Exact figures vary considerably by building, floor and contract length, so any quote should be treated as building-specific rather than postcode-wide.

€550–€600 Per Person / Month

Typical range for 1–4 person offices in premium Dublin 2 buildings.

25–50 Desks (Larger Floors)

Per-desk pricing eases for larger teams before rising for bespoke suites.

Days Move-In Speed

Most teams are operational within days of signing — everything is in place.

How Dublin 2 compares to other postcodes

Dublin 2 sits at the premium end of the Dublin flexible-office market, broadly in line with Dublin 1 and the Docklands. Postcodes further from the core — Dublin 8, Dublin 12 and parts of south Dublin — typically offer meaningfully lower per-desk pricing. The gap is the address premium: the closer a building sits to the courts, government buildings, the main banks and the Georgian squares that define Dublin 2, the higher the rent per desk tends to be. For companies where client perception and walkable access matter, that premium is usually the point rather than a drawback — see our companion piece comparing Dublin 2 against neighbouring postcodes.

Where the hidden costs sit

The advertised per-desk rate is rarely the full picture, in Dublin 2 or anywhere else. Meeting-room usage beyond an included allowance, out-of-hours access, additional phone lines, printing and IT support, and deposit or notice-period terms can all add to the effective monthly cost. It is worth asking any provider for an all-in figure at expected usage levels rather than comparing headline per-desk rates alone.

  • Meeting-room overage: charges beyond the included monthly hour allowance.
  • Out-of-hours access: some buildings charge for evening or weekend entry.
  • Additional phone lines: extra DDI numbers or call-handling add-ons.
  • Printing & IT support: per-page or per-ticket fees above a baseline.
  • Deposit & notice terms: upfront security and exit penalties to review.
  • Ask for all-in: always request a total at your expected usage level.

Questions to ask before signing

  • Is the quoted rate per desk, per office, or all-in for the team?
  • How many meeting-room hours are included before additional charges apply?
  • What is the notice period, and can the agreement flex up or down as headcount changes?
  • Is the Dublin 2 address usable as the company's registered office, or only as a trading address?
  • What happens to furniture, connectivity and reception cover if the team relocates within the building?

How quickly can we move into a serviced office in Dublin 2?

Our offices are fully serviced and furnished, so most teams are operational within days of signing — desks, fibre connectivity, meeting rooms and reception are already in place.

Is a serviced office more expensive than a traditional lease long-term?

It depends on team size and stability — serviced offices typically cost more per desk at scale but remove many of the indirect costs and risks associated with a commercial lease.

Can we scale the office up or down as the team changes?

Yes. Agreements are flexible and we can move you between suites or locations as headcount changes, without renegotiating a long commercial lease.

Can I book a meeting room without being a member?

Yes — meeting rooms and boardrooms in our Dublin 2 buildings can be booked on demand, with AV, refreshments and front-of-house support included.
